An annual check-up for you and your home!

Every year many of us schedule annual check-ups to determine if all our body parts are in good working order. We get blood drawn, maybe some x-rays or other diagnostic examinations. Gym memberships soar at the beginning of each new year. The focus is on maintaining or improving our overall wellness. Let’s refer to it as preventative maintenance to keep us functioning at optimum levels.

When was the last time you performed a check up on the wellness of your home? The majority of properties in Fountain Valley were constructed between 1965 and 1979. Insurance companies nationwide are cancelling homeowner policies on properties that are forty or more years older that do not have updated plumbing, electrical and roofs.

Damage from water claims have skyrocketed in recent years. One of the best ways to prevent costly home repairs is preventive maintenance on the major components. Proper prior planning prevents puddles, plunges and pain.

Last year, we installed a Moen Smart Water Shutoff under the kitchen sink. It monitors the water usage throughout the house, and via an app on our phones, it sends a notification if there is a possible leak. As a side note, all residents should know where to locate the main water shut off valve.

Compose a home health checklist with a timeline for testing and/or changing these elements: 

• carbon monoxide detectors, escaping gas is a silent killer. Plug a CO detector into a wall outlet on each level of your home.

• smoke detectors: one in each bedroom and one in each hallway. California requires a built-in 10 year battery that cannot be removed.

• dryer exhaust hose: clean out the exhaust hose to prevent lint build up. It’s a fire hazard.

• air ducts cleaned

• sink drains…clean of hair and debris

• water heater - check for rust and the pan for any leaks

• furnace and air conditioner: change the filters

• refrigerator water line check the hose for cracks or leaks, replace it periodically

• dishwasher change the filter and run a cycle when empty

• upgrade your circuit breakers to 200 amp

• install a C-clamp in the fireplace

• install an automatic self close on the interior garage door A one time professional home inspection will cost you between $400-$500. It will provide a comprehensive, photographic synopsis of what’s in need of your immediate attention and what can await your focus.

It’s important that all members of your household be invested in the upkeep of each of the components. The better your home is maintained the less likely you will incur costly repairs.
