Do you know what an ADU is? Some homeowners welcome the term with a smile, while others sigh at the sheer sound of those three little letters. But what exactly is an ADU, and why is it causing such a stir in Fountain Valley?
Think of it as the ultimate multitasker in the world of real estate. An ADU, or Accessory Dwelling Unit, is a secondary living space on a single-family residential property. It could be a converted garage, a cozy backyard cottage, or even a bonus room within your home that's transformed into a self-sufficient suite complete with its own kitchen and bath. Whether detached, an add-on structure, or a room conversion within the existing home footprint, ADUs offer flexible living arrangements for extended family, rental income, or just extra space to spread out.
Now, you might be wondering, 'Are ADUs just a passing trend, or are they here to stay?' The numbers speak for themselves: 426 application since 2018 have been filed by Fountain Valley residents eager to participate in this burgeoning trend. With housing affordability concerns on the rise, the pressure Fountain Valley is under to create approximately 4,800 new dwellings, and a growing desire for sustainable living options, ADUs are stepping up to provide a practical and versatile solution.
But hold your horses before you start drawing up blueprints for your backyard bungalow. There are a few things you need to know. Fountain Valley has guidelines to ensure ADUs are built safely and responsibly: Internal Units: Maximum size of 800 sq. ft.
Attached and Detached Units: Maximum size of 1,000 sq. ft. with more than just one room.
And here's some breaking news: On April 16th, the City of Fountain Valley voted on a measure to increase the max size from 1,000 sq. ft. to 1,200 sq. ft. The vote was 4 to 1, with Ted Bui abstaining, to keep the existing max allowable ADU size at 1,000 sq. ft.
So, here's the million-dollar question for all you Fountain Valley residents: Are you on board with ADUs, or are you giving them the cold shoulder? We want to hear from you! While some are excited about alleviating the housing shortage, others are raising concerns about congested street parking, obstructed views, increased traffic, and lengthy construction noise.
